IPUT Real Estate, the country’s biggest office landlord, and the Ireland Strategic Investment Fund have further strengthened their partnership with a €100m commitment to its workplace investment strategy.
The new €100m investment from ISIF will fund the development of 29 Earlsfort Terrace, part of IPUT’s €500m investment plan to expand its Grade A+ office portfolio.
IPUT said that 2026 has been a year of strong momentum for it having raised over €400m in new equity so far this year.
It also recently secured €300m in new revolving credit facilities from ABN AMRO, Bank of Ireland and ING, which sit alongside existing lenders AIB and Barclays.
IPUT has 30 prime assets totalling over 2 million square feet in Dublin city centre.
“We are at a compelling point in the current cycle and are proud to deepen our relationship with ISIF to capitalise on the opportunities in the prime Dublin office market,” Niall Gaffney, chief executive at IPUT Real Estate, said.
“Demand for best-in-class, highly amenitised workplaces in Dublin is evident, with supply unable to keep pace – a dynamic that will drive strong rental growth at the prime end of the market,” the CEO said.
“We are pleased to deepen our partnership with IPUT through this investment, which aligns closely with ISIF’s strategy of addressing workspace supply constraints in the Irish economy,” Sarah Hickey, Senior Investment Director at ISIF, said.
She said the redevelopment of 29 Earlsfort Terrace will deliver a significant addition to Dublin’s Grade A office stock, adding that the project will enhance Ireland’s attractiveness as a location for international investment and support employment growth.
